New Construction or Resale in Polk County? How to Actually Decide
Drive any direction out of Lakeland and you will see them. New rooftops going up in rows, model homes with flags, signs promising incentives. Polk County is growing, and builders are busy.
So my buyers ask me all the time. Should we buy new construction or a resale home? And my honest answer is, it depends on you. Here is how I break it down.
What new construction gives you
Everything is new, which means warranties, modern layouts, energy efficient windows, and nobody else's paint choices. Builders sometimes offer incentives on closing costs or rate buydowns, especially at the end of a quarter. And there is something real about being the first family to make memories in a house.
What new construction asks of you
Patience, for one. Build timelines move. The neighborhood will be a construction zone for a while, so expect early morning hammering and dusty roads. The trees are babies. Your yard is fresh sod over builder soil, and this gardener will tell you it takes a few years of work before that dirt grows much more than grass. And you still need your own inspector. Yes, even on a brand new house. Especially on a brand new house.
What resale gives you
Established neighborhoods where you can see exactly what you are getting. Mature shade trees that drop your cooling bill. Bigger lots in many of the older parts of Lakeland. Character, real wood doors, and neighbors who have been there long enough to tell you the street's whole story. Often more negotiating room, too, because you are dealing with a person instead of a sales office.
What resale asks of you
A sharper eye. Roof age, plumbing, the electrical panel, the AC. Things have history, and history costs money sometimes. A good inspection and a good agent keep the surprises small.
The question I always ask my buyers
Where do you want your energy to go for the next five years? If the answer is picking finishes and watching something brand new come out of the ground, look at new builds. If the answer is moving into a street that already feels like a neighborhood, with trees that were here before all of us, look at resale.
There is no wrong answer. There is just the right answer for your family, your timeline, and your budget.
